Due at the time of Application

 The security deposit is equal to one month's rent and a NON-Refundable $65.00 application fee per adult, (18 and over), is due at the time of application, in 2 separate cashier checks or money orders, made payable to Hodges & Fooshee Realty, Inc.  The security deposit will be returned if you are not approved for any reason!

A copy of your Driver's License or other State Issued Photo Id, Passport, Green Card or Work Visa is due at the time of application.

Pets
When pets are allowed, there is a $450.00 Non-refundable pet fee for the 1st pet.  An additional $250.00 non-refundable fee will be charged for the second pet.

Some of our properties do allow pets. There is a $50.00 pet application fee per pet, maximum 2 pets. Please attach a photo of your pet(s) and submit with the application. Click Here for the Pet Application

SERVICE ANIMAL/ESA/THERAPY Animals individually trained to do work or perform tasks for the benefits of a person with a disability or any other protected class are excluded from the pet fee. A pet application and other documents must still be submitted along with written documentation, from a qualified medical professional on letter head, stating that the pet is medically necessary.

Rental Criteria

Since we represent the owners of our rental listings, we are looking for residents with a solid housing history, a good credit score and income of at least 3 times the monthly rent.  We will consider a local, qualified, financial co-signer or double security deposit in the event you do not meet the minimum criteria.  Our goal is to process your application quickly!  Depending upon the time your references respond, it can take up to 3 business days.

Federal law prohibits housing discrimination based on your race, color, national origin, religion, sex, family status, or disability.


Reasons that you may not be approved:

Evictions in the last 5 years or have outstanding balances.  If you have had a past eviction, you must submit proof it is settled financially.

Bankruptcy- Chapter 7, 11 or 13  in the last 7 years. You must provide proof of discharge and meet the credit scoring criteria.

Applicants with negative housing history such as foreclosure or short sale in the last 5 years may not be approved.

Negative Criminal Background includes lifetime sex offender list, manufacture / distribution of illegal substances, arson, felony under 3 years old  against safety, health or property of others.
